Description

Of very good local interest being an early 20th century landmark building occupying a key corner site at the junction of Main Street and Bridge Street. Built as a hotel, the Eagle's building materials and 'Queen Anne/Old English' style set it aside from anything else built in Callander.

The Eagle is no longer run as a hotel, the basement and majority of the ground floor is currently run as a golf shop, (2004) with the rest of the building being privately owned. It is the only red brick 'Queen Anne style' building in Callander with some similarities to work by John Allen in Stirling (see separate listings).

Callander by the early 20th century was full of guest houses and hotels with 'The Eagle' very much standing out from it competitors by its look alone. The building has been designed so that its main features are concentrated on the elevations which face along the Main Street towards the former railway station. The former Ancaster Arms built in a restrained Baronial style (see separate listing) is situated to the opposite side of the Main Street. It is interesting to note the difference in design of these 2 buildings despite there comparatively similar dates. The SE elevation which faces E down the Main Street is largely blank, it is possible when built it was expected that a building would most likely fill the adjacent gap site, this however has not been the case. Development History
13 March 2019: The former hotel appears to have been vacant for a number of years and is suffering from lack of maintenance. For Investigation.
6 August 2019: A member of the public nominates the building for the Register noting continued disuse and deterioration to the external timber work.
25 November 2021: Limited external inspection possible as the principle elevations are scaffolded. From what could be viewed of roof pitches there are missing and slipped slates, notably to the north-facing pitches. The painted finish to timber elements has widely been lost, exposing the bare timber. Walls appear plumb but with spalled sections of rendered finish to east-facing elevations, and some dampness to the North. A window to the East elevation appears to have lost glazing, and some of the other windows are open - these possibly for ventilation. An opening to the Bridge Street elevation has been altered and protective sheeting installed. Whilst scaffolded it does not appear repair works are currently underway.
Post Survey Update: Full Planning Permission and Listed Building Consent for partial change of use to office and flats(2018/0381/DET & 2018/0380/LBC) were conditionally approved in Sept 2019.
14 July 2023: Stirling Council Empty Homes Officer contacts BARR to advise they have been working with the building owner to encourage the re-use of the former hotel. Scaffolding to the building is being removed.
17 July 2024: The property is being marketed for sale by Auction House Scotland, with consent for redevelopment - office/ retail at lower levels and flats to upper floors, for a guide price of £99,500.
27 August 2024: Marketing details removed.
